Happy to show and accept back-up offers. The Douglas Building (DB), located at the northwest corner of S Spring and W 3rd Streets in Downtown Los Angeles (DTLA), was completed in 1899 as an office building by the estate of Thomas Douglas Stimson, and is one of the most sought after adaptive re-use addresses in the Central City. Designed by Reid Brothers Architects in the "Classic Revival Style," the DB is designated by the Cultural Heritage Commission of the City of Los Angeles as Historical Cultural Monument No. 966, is located just two blocks south of City Hall and one block from the Grand Central Market, and benefits from The Mills Act, which offers up to a 70% reduction in real estate taxes. Unit 2G is one of the most spectacular residences in the Douglas, as it sits on the corner of Spring and 3rd Streets, with dramatic views of Spring Street, the world-famous Bradbury building, and part of the DTLA Skyline. Because of its configuration, Unit 2G enjoys has many windows along both sides. In 2005, the DB was sold-out before it even opened. The developer took great care to utilize as much historic fabric is possible, but the units themselves, including all utilities, were new construction. The living space and kitchen is in an open, loft-style, with a high ceiling, and there are also two private bedrooms with doors. The wood floors are original, the two full bathrooms feature Waterworks bathtubs and fixtures, and the kitchen has lovely cabinets and countertops. The basement of the building was converted into parking and this unit has one space, with access to the upper floors by one of the two elevators in the DB. This is a dog (and cat!) loving building and the Police Headquarters "dog park" lawn is only a block away at Spring and Second Streets, as is the new Regional Connector subway station. Although the DB has no amenities, DTLA itself is the amenity, including Grand Park, the Music Center, The Broad and many restaurants and bars within easy walking distance. We hope you'll come to see Unit 2G soon!
